A probate or estate clearance is rarely just a practical job. It usually comes at a difficult time, often after losing someone, and there is no rush to get it wrong. Our role is to take the weight off: to agree a clear plan, treat the home and its contents with respect, and handle the parts you would rather not have to think about.
We work to a plan agreed with you or the executor. Anything to be kept is set aside first, paperwork and personal items are handled with care, and the rest is cleared room by room. Where things still have life in them, they are passed on locally rather than sent straight to waste.
Whether you are nearby or managing an estate from the other end of the country, we can keep things simple, agree access in advance, and update you as the work is done.
Sensitive, discreet and considerate
Clearing a home after a bereavement can feel difficult. We take a calm, respectful approach and agree what should be kept, set aside or cleared before any work begins. There is no pressure, and we will explain each step in plain English.
What an estate clearance can include
- Whole-house estate clearancesA complete clearance worked through carefully, room by room.
- Furniture and household contentsEveryday furnishings, white goods and general contents.
- Items to keep, set aside firstAnything the family wishes to retain is identified and set aside before work begins.
- Lofts, garages and shedsThe storage spaces that often hold a lifetime of belongings, where access allows.
- Personal items and documentsHandled with care, with paperwork kept for the family to review.
- Responsible disposal of the restGood items passed on locally; the remainder handled through appropriate waste routes.
A practical workflow for executors
If you are handling an estate from a distance, ask us about the practical arrangements. Access and updates can be agreed in advance, and we can coordinate with executors, solicitors or estate agents where needed, so you do not have to manage everything in person.
Probate or confirmation, explained simply
In Scotland the legal process is usually called confirmation rather than probate, although many people use the term probate. We are not legal advisers, but once you are ready to proceed we can make the house-clearance side straightforward.

Probate clearance questions
How does a probate house clearance work in Scotland?
In Scotland the estate process is usually called confirmation, though many people say probate. We agree the practical scope with whoever is instructing the clearance, set aside anything that must be kept, and provide a free, no-obligation quote.
Can you clear a house after someone has died?
Yes. We carry out estate clearances sensitively and discreetly, to an agreed plan. Tell us what needs to stay and what needs clearing, and we will take care of the rest.
Who can authorise an estate clearance?
The person dealing with the estate, usually the executor, should confirm they have authority to arrange the clearance before work starts. If you are unsure, your solicitor can advise. We are not legal advisers, but we make the clearance itself simple.
Can access be arranged if I cannot attend?
Ask us when you enquire. Depending on the property and circumstances, access arrangements may be possible if agreed in advance.
Is there anything you cannot take?
Some items, such as hazardous materials, chemicals or asbestos, may need specialist handling and cannot always be taken in a standard clearance. Tell us about anything unusual when you enquire and we will confirm what can be included before work is arranged.
