How much does a house clearance cost?

Can I get a quote from photos?

Photos help us understand the property and what needs clearing. Send them with the postcode and a brief description, and we will let you know whether we need any further detail before giving a quote.

What do you need to give a quote?

Usually the postcode, a rough idea of how much there is, and any access notes such as parking, stairs or lifts. A few photos help. The more you can share, the more accurate the quote.

Is the quote free?

Should I use the council for a house clearance?

Councils sometimes offer a bulky-item uplift, but these are usually limited in what and how much they take, and can involve a wait. We offer a full, managed clearance, from a single room to a whole house, cleared in one visit, with disposal handled responsibly for you.

Registration and disposal

What does SEPA registration to transport waste mean?

Businesses that transport other people's waste as part of their work must register with SEPA, and house clearances are included. Our registration is held by Bulldog Removals Ltd under reference WCR/R/3023235.

Do I need a licensed house clearance company?

People often say "licensed", but the relevant check in Scotland is whether the business is registered with SEPA to transport waste. As a householder you must pass waste only to an authorised person, so it is worth asking for registration details before hiring anyone.

What happens to everything you clear?

Where suitable, good items are passed on to local families and community organisations, including through social work referrals. Items that cannot be reused are handled through appropriate waste routes.

Do you recycle and donate?

Wherever we can, usable items are passed on for reuse and the rest is handled responsibly. We focus on keeping good-quality items out of landfill.

Is there anything you cannot take?

Some items, such as hazardous materials, chemicals or asbestos, may need specialist handling and cannot always be taken in a standard clearance. Tell us about anything unusual when you enquire and we will confirm what can be included.

Probate and estate clearances

How does a probate house clearance work in Scotland?

In Scotland the formal estate process is usually called confirmation, although many people say probate. We agree the practical scope with whoever is instructing the clearance, identify anything that must be kept, and provide a free quote. If you are unsure who can authorise the work, your solicitor can advise.

Can you clear a house after someone has died?

Can you clear garages, lofts and sheds?

Yes, as part of a clearance or on their own. Include them when you get in touch so we can factor them into the quote.

How quickly can a clearance be arranged?
